You have to ensure they will do a good job, stay on schedule, stay on budget, and work well with you and others on the site.

You also should have a discussion with the subcontractor where you learn about his or her availability and general schedule. It needs to match up with your project. You also want to explain your expectations. You need to ensure the subcontractor has all the important information so he or she can make an informed decision about taking the job.

It’s important that you should not choose your subcontractors based only on bids. Choosing the lowest bidder will often result in trouble. You need to be sure the person can do the job and do it right. You want to be sure the person matches your needs and will fit nicely into your crew. Pay should be secondary in your decision.
